
The Cordillera Metropolitan District (CMD) is chartered with the operations and maintenance of the Cordillera Community. Metropolitan districts are quasi-governmental entities unique to a few states, of which Colorado is one. In Colorado, metro districts are classified as “special” and include fire districts and ambulance districts. Developers of new housing developments use metro districts as a financing method to cover costs associated with building infrastructure. All Colorado special districts are highly regulated by both state and county statutes. CMD is required to file a service plan, Service Plan 2005, which sets forth operating parameters and services a district may provide. CMD levies taxes that are used to repay outstanding debt (bonds) and finance annual operating budgets.
CMD Functions
- Operation and maintenance of all facility and infrastructure within the district, including more than 40 miles of roads/shoulders (including guide rails) and 7,000+ acres of property, as well as associated landscaping, water features, ponds, streetlights, and signage.
- Perform snow removal and weed and pest control operations.
- Manage all community recreation programs (other than those sponsored by The Club at Cordillera).
- Respond to all alarm calls, gate access issues, traffic issues, wildlife issues, trash removal and recycling, and Design Review Board & covenant compliance.
Collection of revenues; most notably taxes used to repay outstanding debt (bonds) and finance annual operating budgets (limited by law to activities occurring on public property).
